The industrial port area of Marghera is currently facing an important transition phase due to the maturation of the industrial production sector’s growth, associated with the acceleration of the environmental remediation processes established by the introduction of regulations on the classification of potentially polluted sites and the related legislation on reclaimed land.In this particular context, many companies operating in the area feel the need to investigate the potential for the development and valorisation of their business activities and assets in terms of possible uses, including changes from current uses.
The objective of this work was to develop an analysis aimed at identifying the restrictions that apply to the area’s renovation, the overall picture of the conversions underway and the economic dynamics relating to the supply and demand of the area under discussion, in order to effectively manage the asset valorisation process, and identify and compare different possible scenarios for use and renovation of the area, bearing in mind the expected return on the investment.
